Se tivéssemos entrado profissionalmente no mercado imobiliário desde o início, em vez de dividirmos o nosso foco entre dois negócios distintos, é certo que teríamos conseguido aumentar significativamente o nosso capital até 2025.

No entanto, acreditamos que começar tarde é melhor do que nunca começar .

Felizmente, nos dois apartamentos que ainda possuímos, sempre tivemos uma boa gestão de condomínio e vizinhos colaborativos. Todos concordaram em melhorar o edifício com pintura e reparações exteriores. Como resultado, os prédios ganharam uma aparência moderna, deixando para trás o visual envelhecido e pouco atractivo.

Foi então que pensámos: porque não renovar também o interior?

Sabíamos que uma renovação completa aumentaria significativamente o valor de cada apartamento. Desde o início, sentíamos entusiasmo, e ainda sentimos. Esse entusiasmo não era apenas emocional, estava ligado ao desafio de planear e orçamentar. Era necessário calcular com rigor o valor a investir em mão de obra, empreiteiros, materiais, eletrodomésticos e outros pormenores.

O orçamento estimado por apartamento rondava os 45.000 € , para uma transformação completa, utilizando materiais e equipamentos de alta qualidade. Desde o primeiro dia, decidimos não fazer cortes ou optar por soluções baratas. Queríamos um resultado de que nos pudéssemos orgulhar, tanto esteticamente como em termos de valor a longo prazo.

Primeiro Passo: Encontrar o Empreiteiro Certo

Encontrar o empreiteiro certo para uma obra de renovação em Portugal não é tarefa fácil .

Alguns desaparecem depois do primeiro pagamento, mesmo com contrato assinado. Outros não têm a responsabilidade ou profissionalismo necessários para coordenar todos os detalhes. Há quem abandone a obra a meio ou até seja afastado pelo proprietário por não cumprir prazos. Estes são riscos reais e preocupantes. Uma renovação não é algo menor. Envolve investimento sério e decisões com impacto direto no imóvel.

Execução da Obra e Lições Aprendidas

O nosso projecto teve início a 18 de novembro de 2024 e terminou a 19 de abril de 2025 . Embora o prazo tenha sido um pouco mais longo do que o ideal, manteve-se dentro do razoável. Para um T2 com 84 m², o tempo normal de execução seria entre três e quatro meses .

Lições do Nosso Primeiro Projeto

Iniciar um negócio na área da construção ou investir em compra, renovação e revenda de imóveis (house flipping) não é um percurso linear. Exige decisões constantes, adaptação e gestão de imprevistos. Lidar com empreiteiros, fornecedores e os desafios do dia-a-dia da obra não é tarefa previsível.

Mas há uma vantagem: quando começa com um imóvel próprio, tem espaço para errar e aprender . Não está sujeito a prazos de clientes externos nem a compromissos contratuais exigentes. Isto permite testar, ajustar e conhecer o mercado de forma prática antes de crescer.

Outro ponto importante: o orçamento raramente bate certo à primeira , especialmente no primeiro projecto. Alguns custos ficam abaixo do esperado, outros ultrapassam. Questões como a disponibilidade de mão de obra ou variações no preço dos materiais influenciam muito.

No nosso caso, o custo total da primeira renovação ficou em cerca de 40.000 € , incluindo materiais e mão de obra. Acreditamos que em futuros projetos este valor pode ser reduzido, agora que temos um conhecimento sólido e uma rede de contactos fiável.

Conquistas do Primeiro Projeto

Sem dúvida, uma das maiores conquistas foi encontrar uma equipa de trabalho de confiança , com experiência, responsabilidade e capacidade de adaptação. A colaboração com profissionais que alinham com a nossa visão e respeitam o plano traçado foi essencial.

Também identificámos os fornecedores certos para cada categoria de materiais, desde pavimentos a sistemas de isolamento e eficiência energética. Uma boa cadeia de fornecimento faz toda a diferença na eficiência do projeto.

Mas talvez a maior conquista estratégica tenha sido identificar o nosso público-alvo . Toda empresa deve ter uma missão clara. Na Charm Tones, não renovamos apenas para vender . Queremos valorizar os imóveis com design moderno, melhores materiais e, acima de tudo, melhorar a eficiência energética . But, is this all we need to do to overcome the current challenges and crisis ? Also, they have pointed to this fact that “ some experts in the construction sector believe that the quantity of the new constructions may not be enough to resolve the structural problems in Portugal’s real estate market. The quality of the existing housing stock also needs attention, something that is not clearly addressed in the proposed measures.”

As we listen to the public, it’s clear they want to preserve their own antique architectural heritage while modernizing the city's appearances for urban development. No one wants to ruin their long-history values and displace their family from a city to another just because they no longer can afford their own normal life.
We can address the renovation of existing buildings as a point of start to revitalize life and prepare a livable condition for residents. Something that occurs every day across the city, we can easily see how many buildings are under construction and renovation. Renovation is often more eco-friendly than building new ones and can provide high quality housing without displacing communities.
What do we want more when we have the possibilities of combining modernity to antique architectural heritage ?

The first person to reside, live, and grow in a home is us, as humans. Architects, civil engineers, interior designers, urban developers, and municipalities should always prioritize residents before designing and strategizing any plan. In the same vein, every new design, plan, and strategy should be implemented and executed with the residents' best interests in mind, before considering economic or financial profits.

Homes are not just investments or assets, but personal spaces that contribute to well-being and personal development. It should be noted that homes have a direct impact on our psychological and emotional status as this is the first place we wake up and open our eyes to start a fresh beginning, or the first place we close our eyes to rest after a long day.
Now, the question is, how does a well-designed home promote health, happiness and productivity ? especially nowadays that most people prefer to work remotely from home.

Ms.Leonor Santos has published her news about Marta Ribas, designer and health consultant for interior spaces, founder of “La Casa Madre”, in an interview with idealista/news . She said that “ Homes and buildings have a bigger impact on our well-being than we think. A new way of designing and building spaces is needed for our health and that of the planet.”

I have researched it to see the perspective of different experts on the relationship between interior design and our well-being and how it can affect our daily lives. As we can see the apartments across our city which have been built so many years ago with an old design, but at the same time worthy to live in.
Moldy walls and ceiling, antique cabinets, closet, bathroom, kitchen, old ceramics, oxidized plumbing can all be renovated and redesigned in a way that not only enhance the home aesthetically and functionality but also enhance its harmony that is in parallel in our mental health.

But, what do I mean by “Harmony” ? A simple Google search shows that a well-organized and tidy space can promote a sense of control and calm. However, a deeper dive into psychological sciences reveals that this effect depends on various factors, especially personality type.

Harmony generally means maintaining the balance among different elements that we can see easily in front of our eyes - if we want to talk directly about interior design. It depends on various aspects such as furniture, fixtures, textures, color, style and theme among others.

All these elements are foundational components of harmonious interiors that should create visual balance within a space through the complementary combination.

Last but not least, design can handle the way the individuals live, how they think and the way they feel; as it is articulated in an academic article published in International Journal for Research in Applied Science & Engineering Technolog y (IJRASET), p. 205 . This debate should be at the heart of the financial goals in the real estate market and property investment to emphasizing on social responsibility in favor of the local community. Beyond financial goals and business, we all can play an active role in creating value and building sustainable futures for everyone involved in the market.

We can mention the simplest benefit of renovation and its impact on improving living conditions like this: “ Well-designed spaces incorporate natural light, reduce noise pollution, and are energy-efficient—all elements that help people feel more at ease and productive, especially for those working from home. Imagine an apartment with better sound insulation, letting you focus during work hours and rest more peacefully at night."

In my opinion, this human side of property investment focusing on well-being should be central to how investors approach development.

The beauty and desirable climate of Portugal have attracted many immigrants and, especially, foreign investors who have decided to move to and invest in the country. This influx of foreigners and immigrants has been one of the main reasons for the significant increase in rental and property prices. While investment in various projects has had positive and remarkable impacts on urban development, it has also had negative effects on local Portuguese communities, as many complain about the rising housing costs. Certainly, there are other factors that directly affect the purchasing power of the population. It is logical to have competent managers and responsible agencies to balance economic growth for the people, such as aligning wages with inflation. However, in this blog, I will focus on the renovation of existing apartments in favor of local communities and the historical aspects of Portugal.

It is worth noting that improving the quality of the existing housing stock can play a crucial role in addressing the housing crisis in Portugal, especially given the growing demand for affordable housing and the limited availability of new-build projects. In addition, renovation can revitalize local communities as an integral part of broader urban regeneration projects by increasing property values and providing long-term sustainable benefits.

Certainly, this is not about a simple renovation, but, of course, about responsible investment—ranging from selecting materials and appliances to planning and implementing budgets, among others.

The responsibility of Investors

We cannot ignore the fact that urban development and the enhancement of our living conditions are not possible without investment. While investment is necessary for development, it must be done responsibly.

A wise investment practice should consider all aspects, such as the capacity of the area in accordance with the necessary budget that should be spent. In other words, the development and the spent budget should be affordable for the structure of a given area and the property.

Other investment practices which go beyond the value of property and the capacity of the local area are considered redundant and can have a negative impact on the local communities and their economical practices. As a result, in addition to the financial profit, the investors and other responsible parties should consider the future of the citizens and families.
Investors can bring the development into our lives with their available budgets for those residents who wish to have a better house, but they do not have the time or the budgets to buy a property and renovate it at the same time; Investors can use their resources to renovate older buildings affordably, making it easier for residents to own homes while improving living conditions.

In collaboration with the exceptional solar energy expert, Behrooz Saeidi , we embarked on the ambitious task of designing and installing a custom solar photovoltaic (PV) system for one of our apartment renovation projects. This initiative not only showcases our commitment to sustainable construction but also our dedication to creating energy-efficient living spaces for our clients.

What makes this solar system stand out is not just its technology, but how meticulously it was tailored to the unique needs of the apartment. Our solar expert, Behrooz, took great care to ensure that every aspect was considered. From perfect positioning to maximize sun exposure—avoiding any pesky shadows—to tailoring energy production to meet the specific demands of the apartment, each detail was thoughtfully addressed. Challenges We Faced

However, this project was not without its challenges. Implementing a solar PV system in an existing apartment building presented several hurdles. Urban buildings often come with limited roof space, which meant we had to be incredibly strategic in how we utilized the available area. Additionally, we had to ensure that the existing roof could withstand the added weight of the solar panels, a task that required careful structural considerations. Aesthetic integration was another challenge; we wanted to maintain the building’s visual appeal even while adding these modern solar panels. And of course, navigating the complex landscape of local building codes and energy regulations was an essential, albeit daunting, part of the process.

To tackle these challenges, our team relied on innovative engineering solutions that pushed the boundaries of traditional approaches. We began with a cutting-edge 3D system design, allowing us to optimize panel placement and capture maximum sunlight throughout the day. We chose high-efficiency panels that generate more power per square meter, making the most of the limited roof space available to us. The inclusion of smart inverter technology not only enhanced safety but also improved integration with the grid and smart home systems. Lastly, by incorporating a battery system, we ensured energy storage capabilities, thus increasing self-sufficiency and providing backup power when needed.

Furthermore, solar installations can enhance property values, providing an additional financial benefit, while in some cases, excess energy can even be sold back to the grid, creating a potential income stream for residents.

Beyond the financial advantages, this solar PV system plays a crucial role in reducing the apartment's carbon footprint.
